Design, build, furnish — under one roof.

Buildsmith is a vertically-integrated studio operating across three connected disciplines: residential renovation for villas and apartments, commercial fit-out for offices, F&B, retail, education and warehousing, and trading-grade furniture and soft elements manufactured in our own workshop and supplemented by curated European partnerships.

The traditional model splits this work across multiple vendors — an architect, a main contractor, a joinery subcontractor, a separate furniture supplier, and a separate playground or soft-element supplier. Each handover is an opportunity for design intent to be diluted, programme to slip, and accountability to evaporate. We removed those handovers.

The single-contract advantage

When you engage Buildsmith — for a villa renovation, a school fit-out, or a custom-furniture supply package — you sign one contract, work with one named project manager, and receive one finished outcome. There is no other vendor to coordinate, no other firm to chase, no design intent that gets re-interpreted on site.

Authority-approved by design

Every Buildsmith project ships with a documented compliance trail — Dubai Municipality permits, Civil Defence sign-off, DEWA approvals, KHDA / ADEK certifications for nursery work, EN 1729 furniture certificates, EN 1176/1177 playground compliance and chemical-safety documentation under EN 71. We do not deliver projects with unverifiable compliance.

Specifying for the UAE reality.

Construction, fit-out and furniture in the UAE have their own technical realities — and any team that pretends otherwise will leave you with finishes that fail in eighteen months and furniture that fails its first inspection. Salt-laden coastal air, summer thermal loads pushing 50°C, district-cooling supply temperatures, fine sand ingress and high humidity all conspire to age finishes faster than anywhere else in the world.

UAE-specified detailing

For coastal projects we specify marine-grade stainless fixings, anodised aluminium frames and salt-tolerant timber finishes as a baseline. For schools and nurseries we specify low-VOC paints, EN-certified furniture and impact-attenuating playground surfacing tested to EN 1177 with measurable Critical Fall Heights. For commercial fit-outs we specify fire-rated finishes that pass DCD inspection first time. None of this is optional — it is the technical baseline of working in the UAE.

The compliance stack

Our delivery operates inside a compliance stack that few competitors document at this level: Dubai Municipality and equivalent authorities, Dubai Civil Defence, DEWA / ADDC / FEWA, Trakhees, master-developer NOCs, KHDA / ADEK / SPEA / MOE for educational scopes, and the EN, BS and ESMA standards for furniture, soft elements and play equipment. Certificates are part of project handover documentation — required for audit, insurance, inspection and resale.

What does Buildsmith actually do?

One contract, one project manager, full compliance documentation.

Why "design-and-build" instead of just a contractor?

Buildsmith holds a single contract for both design and execution. Instead of hiring an architect, then a contractor, then a furniture supplier — you sign one agreement with us. We own the design, the build, the joinery, the furniture and the handover. One contract, one project manager, one timeline, one accountability.

Are you authority-approved?

Yes — we hold approved-vendor / approved-contractor status across DM, DCD, DEWA, Trakhees, ADM and multiple master developers (Emaar, Nakheel, Aldar, Damac, Sobha). For nursery work we are listed with KHDA, ADEK and SPEA. Authority approvals are sequenced into our standard project scope, not added on at the end.

Do you supply EN-certified nursery furniture?

Yes — every piece of nursery and educational furniture we supply is certified to the relevant EN standard (EN 1729 for tables and chairs, EN 14749 for storage, EN 1130 for cots) and accompanied by certification documentation at handover. We manufacture in our own workshop and supplement with curated European brand partnerships.

How long does a typical project take?

Apartment renovation: 10–16 weeks. Villa renovation: 16–28 weeks. Office fit-out: 10–16 weeks. Restaurant fit-out: 14–22 weeks. Nursery fit-out: 14–20 weeks. Furniture-only supply: 4–14 weeks depending on stock vs custom. We commit to a written timeline at sign-off and report weekly.

How does your pricing work?

After the design phase is signed off, we issue a fixed-price contract covering materials, labour, project management and authority approvals. Variations are only billed when scope changes are agreed in writing. There are no surprise charges and no end-of-project reconciliation gymnastics.
